NEED ANOTHER BATHROOM? Finishing your basement space will allow you to add an additional bathroom. It can be a big draw, to have a two bathroom home, instead of a one bathroom home. Adding a bathroom will be more complicated than simply putting up drywall to divide other rooms and tackling this project on your own will be a challenge.


CREATE RENTAL INCOME. If you need an additional income, consider adding a rental property in your basement. This is a great way to start being a landlord, by having a rental income while living just above, and allowing you to closely manage your rental property.


INSTEAD OF AN ADDITION. Based on the lot size, there may be zoning restrictions on your property which prohibit you from making certain additions to the property. Often, you cannot expand out because it will bring your property too close to the neighbor. You may not be able to expand upwards either, especially if the home is already two stories.


ADD IN-LAWS QUARTERS. We often work with families who find themselves needing to take care of their parents.  Adding in-laws quarters in your home gives you the flexibility to help your parents without uprooting your family.  It’s a great solution to a growing need in our society.


KEEP IT SIMPLE. You don't have to use high end materials. People do not expect the highest end finishes in a basement. In fact, hardwood is a terrible choice for a basement, as moisture issues can cause it to warp. Therefore, you can save money on the caliber of materials you are using compared to the finishes for the rest of the home. People are happy to have a finished functional basement with heat, light and flooring.
