MOD Pizza

2401 E Market St, York, PA 17402

Job Summary
BLM Construction purchased the lot located at the corner of Memory Lane and East Market Street in York, PA, with the intent to build a commercial property to lease. After several site design concepts, we settled on a 2,640 sq. ft. building with 26 parking spaces. The building features a kitchen, restrooms, cement patio and walkway, and indoor and outdoor customer seating areas. Being in the township overlay, we were required to have a certain number of trees, bushes, and benches in addition to installing specialty street lighting.

Key Challenges
1. Constructing a large building with ample parking, lush greenery, sidewalks, and ADA accessibility on a very small lot.
2. The site is on the corner of an extremely busy intersection in the Springettsbury Township Overlay.
3. Little parking and heavy traffic meant it was difficult getting trades and material in and out of the location.
4. The lot sits on two state roads posing challenges of determining right of ways, medians, and submitting to PennDot for approvals.

Fun Fact
The HVAC system needed to be designed with consideration that there was a kitchen generating a great deal of heat due to the pizza oven.

Dunkin' Donuts

Job Summary
BLM Construction & Remodeling was hired to build a new 5,000 sq. f.t, three tenant strip mall on the busy Route 74 corridor in Shiloh.

Key Challenges
1. We experienced severe weather during construction.
2. The build required significant sight excavation.

Fun Fact
This is one of three Dunkin’ Donut locations being built by the same owner, at the same time.

Crowne Automotive

50 N Water St. Hummelstown, PA 17036

Job Summary
BLM Construction built a 40’x72′ pole building for Crowne Automotive, a luxury car repair and diagnostic shop located in Hummelstown, PA. This modern, rustic pole building features a framed in office and bathroom, five black framed garage doors, a partial stone veneer, and more 

Fun Fact
The founder of Crowne Automotive, Matt, is the only Jaguar Certified aster Technician in the area and has over 20 years of experience training and working with Jaguars.
