4 Home Updates That Pay Off

Bathroom Remodel

Are you looking to make home improvements to your home? Here are four renovations you can make to your home to improve your resale value.

Bathroom Remodel

If your bathroom is outdated, you can make small or major improvements to improve your home’s resale value. On average, according to HGTV, a minor bathroom remodel return at resale is 102 percent, and a major remodel return is 93.2 percent.

With a minor bathroom remodel, updating the tile, paint, flooring, toilet, vanity, sink, and fixtures can give a small bathroom a big facelift. A major remodel would include making the room bigger, using higher quality and designer materials, replacing the tub, and adding built-in shelves or closets.

Exterior Improvements

Curb appeal can make or break a home. Landscaping, siding, paint, and an inviting entry increase your home’s resale value and customizes the home to fit your aesthetic. According to HGTV, the average return at resale for making exterior improvement is 95.5 percent, and the resale value for landscaping is 100 percent.

We recommend a cozy sized porch with room for a seating area, an updated paint job on the front door and trim, and a clean landscape job. Preplan a color scheme, add some potted plants on the porch, and get new house numbers to finish the look.

Attic Bedroom Conversion

An attic bedroom conversion can be tricky when it comes to codes and safety, but their average return at resale is 93.5 percent. To lower utility costs, install a ceiling fan to help control the room’s climate and make sure the space is well insulated.

To personalize the area, you can add a skylight, paint the walls, and update the flooring. If you’re worried about losing storage space, make sure you use every nook and cranny possible to add built-ins and a closet or two.

Deck or Patio Addition

If you like to entertain, building a backyard deck or patio will benefit your interest and increase your home’s resale value. With decks and patios, there are plenty of options to be able to customize the space to meet your family’s needs.

A covered patio with an outdoor ceiling fan would provide a cooler and shaded space out of the sun’s rays. You can add an outdoor kitchen area, fire pit, and eating area for easy entertaining.
